Rob says…
“The current owners wanted a place to raise a family, and with the youngest having entered college last year, their mission has been accomplished and they’ve decided to downsize and explore the next phase of life.
This wonderful 28 acre spread is just north of Maple City at the end of a private, shared road. They’ve been active in 4-H and have raised sheep, swine, and two horses who still roam the spacious, fenced pastures. The 32x48 horse barn sleeps four, but could accommodate more. A 70x170 outdoor riding arena is in place for those who are “in training”. An additional 30x48 building is used for storage, but could be a wonderful shop space. The elevated pool on the south side has been the site of a good many summer BBQ. The woodlands, both hardwood and pine, have proven to be a hunter’s paradise and a place for kids to romp for hours. There had been some contemplation of putting in a tennis court on a leveled area (with the additional idea of flooding it in the winter for skating), but the family’s busy lives didn’t allow it, so the new land stewards will get to make that decision. In the meantime, volleyball can continue to be the activity of choice on that space and basketball on the concrete drive.
The grounds and home are in great condition, and the sensible ranch floor plan works well with a master suite and two bedrooms that share an additional bath on the main level, and a big family room set up for either playing or watching games in the walk out lower level, with a wet bar a few steps away. The south facing kitchen and breakfast nook overlook the terrace and pool area, and a spacious 22x16 deck is just off the side door. It’s a great spot for morning coffee or an afternoon beverage of choice. There are an additional two bedrooms downstairs (non-conforming, but could be made conforming by a new owner, or use as office or hobby areas), with a full bathroom/laundry room, and additional mechanical/storage room. The attached two car garage is cleverly located just off the kitchen, has a handy work bench area, and is dry walled.
If a pizza is the entrée du jour, Pegtown Station in Maple City (downtown “Maple”, as the locals call it), is only a half mile away as the crow flies, only a five minute drive to Glen Lake School, fifteen minutes into Traverse City, and a whole lot less to get to any number of lakes in the area to drop the boat in. But then again, once home, it might be hard to leave.”
