Before you get too busy with all the activities of summer, please remember to give a pint of blood, if that is something you are able to do. My son and I responded to a call earlier this week from the Michigan Community Blood Center of Northwest Michigan. Seems I was eligible again to give. They make it so easy by calling to remind me. I was surprised to learn I reached the four gallon mark with this visit and received a pin to signify my accomplishment. They are always grateful for the donation and I always tell them I can't do a lot of things; but I can do this, so I am happy to do it. Thankfully, my family is healthy but many are in need, so I am always glad to see others joining me as I donate a pint. Maybe I'll see you there the next time.

For anyone looking for peace and solitude on some acreage with a solid, like-new house (that isn't too big, but nicely done) might want to come and have a closer look at this listing.

This home and property is very near and dear to me, as it was the first home I purchased (along with then fiance Vic Lane) in my early 20's.  Since he and I were from Frankfort and Maple City, a move to the "tip of the mitt" was new to both of us, but over the 3 years we spent there, we loved it.

Properties don't come on the market too often on the north shore of Little Traverse Lake and this one is very nice.   The lot is heavily wooded with mature beech and maples, and over 600 feet of depth to complement its 103 feet of frontage on the lake. Traverse Lake Road is a quiet lane providing access to the lake owners along its approximate two and a half mile loop off M-22.   To the north is all National Park lands and Lake Michigan is a scenic hike or ski only ¾ of a mile away.  Little Traverse Lake is a full recreation lake of 640 acres in size, approximately two miles long and ¾ of a mile wide, and is clear and clean by virtue of being spring and creek fed. . . in fact there's a continual flow from incoming Shetland Creek and outgoing Shalda Creek that eventually flows into Lake Michigan to the north and west.  The deepest portion is a little over 50' and there are a couple points of public access in the form of a small boat ramp on the east end and a small township park on the northwest side, although it's not heavily used.  I'm told the fishing is good and there are lots of opportunities to ski, canoe, kayak, or just take a leisurely pontoon cruise at sunset and celebrate another day in paradise.

The house is of a contemporary design with lots of room in its 5 bedroom, 3½ bath floor plan.  When not enjoying the outdoors, there is plenty of room to spread out in the lake-facing living room area with cut stone (gas) fireplace or glass enclosed sun porch, the additional main level and spacious family room, or mezzanine level game room complete with table tennis and pool tables.  The master suite is on the main level with lake views, two bedrooms are on the second level, there is what's referred to as the crow's nest bunk room on the third level (with 6 twin beds - a great space for a pack of grand-kids or future office), and separate second level bedroom suite off the main level family room.  Having room to accommodate a large group is not an issue here!

“Wow! This is a dynamite location for the person who appreciates fine wood-working and likes to “live outdoors” at home. Persons who find themselves in a position to sell real estate are drawn to the guidance of a real estate professional they can trust and count on to "get the job done", to meet at the closing table and know that they've been given a fair assessment of what their property is worth and are happy with the price that's been negotiated on their behalf.

It's said one of the worst things a realtor can do is "leave money on the table" (under value a property). Perhaps the "next worst" thing is to overvalue a property and disappoint a seller because their property doesn't sell.

We work hard to give you an objective and honest assessment of what we think your property is worth, supported by comparable sales data. As always, in the final analysis, property is only truly worth what a buyer and a seller agree to at the time of the sale. There are a great many savvy buyers who have been looking for the right property, but won't allow themselves to be taken advantage of. It's a fine line in some cases between what a seller desires and what a buyer is willing to pay. Over priced properties are difficult to sell, and in the current state of the market, it's more critical than ever to not be speculative if you truly want to sell. If you don't, wait till conditions improve and you can perhaps obtain a higher price. Keep in mind, if a buyer is using a lender, even though you may get a signed purchase agreement at your price, the bank will need the reassurance of an appraisal (and their standards can be tough these days), in order to give the final loan approval. Bear in mind too, properties don't sell for a couple of fundamental reasons; there's something inherently wrong with it; location, floor plan, pet odors, deferred maintenance, etc, or, it's overpriced. As a seller, please consider what a potential purchaser's initial impression might be when they walk across the threshold for the first time. "Dime store shiny" is a good goal to set for yourself, and we're happy to advise you what might need to be "polished".

People purchase real estate for a multitude of reasons. Just starting out, returning home, new job, gold watch retirement, (does anyone actually get those anymore?), investment interests, unexpected change .....and on and on. We've probably not dealt with all conceivable scenarios, but there have been many; usually positive and always welcome. We're passionate about our jobs and creative if necessary in finding solutions to help you purchase a property you want. In exchange, you'll have to let us know your sense of urgency. Are you motivated to make this happen now or at a later date? Are your expectations to make a purchase in the next 6 months, next year or beyond? Everyone has an economic threshold and we don't want to present you with information on offerings that exceed your resources. We'll need frank guidelines from you, such as who is involved in the decision process - yourself alone, spouse, extended family member(s) or partner? We should have an understanding of the needs of all parties involved and any differences to be considered. Are you the final authority? Where should we direct emails or phone calls when we think we have found properties of interest to you? On occasion, a property comes along that will be spoken for in hours and you'd need to be able to act immediately. You will want to know about it, won't you?

I began my real estate career in 1997 here in Glen Arbor. It's been said that James Brown was the hardest working man in show business. I'd like to think of myself as one of the hardest working guys in real estate. I'm sure my wife Peggy would concur.

When not working I enjoy travel, water skiing (especially on Glen Lake) basketball, cooking, good wine and friends who are interested in any or all of the above.

Our oldest daughter Erin Lane brought her extensive real estate experience to join us here as our office manager. I feel very fortunate to have her here. Our youngest daughter Anne, who is local again after several years serving in the U.S. Coast Guard, is newly married and expecting her first child this summer.
